Preparing a Property for Sale

Method of Sale - which is best for you and your property?

For Sale by Exclusive Marketing

For Sale by Exclusive Marketing gives best results to sellers because the Real Estate Agent has the exclusive responsibility for the sale, and can invest time and expertise into the marketing of your property. An exclusive marketing arrangement may be Sale by Auction, Tender or a Negotiation method.

Private Sale

Private Sale is often suited to properties where there is already an established market value, such as recent sales in your area to give a guide to value.

Private Sale for land subdivisions is often the preferred method, where fixed prices are easily established, and time to sell is not a major factor.

Sale by Auction

Sale by Auction is generally the preferred method of marketing real estate, whenever there is a doubt as to the ultimate price. Vendors choose Sale by Auction because of the results achieved, and the transparent manner in which Auctions are conducted.

Sale by Open Listing

Sale by Open Listing is when you list your home with more that one Real Estate company. Each company deals with the Seller and basically competes against the others to sell the property. Only the selling Agent is paid commission on the sale of the property.

Most Real Estate companies will not advertise or market Open Listings because of the need to make a quick sale rather than a well negotiated sale, to the most suitable Purchaser.

Some Sellers feel that by listing their home with several companies they will attract more Buyers. This, in fact, is not the case. Buyers “shop around” for houses. If your home is marketed correctly, the Buyer will find it.

Sale by Negotiation

Sale by Negotiation can be a very successful strategy. Instead of putting a price on the property that includes a negotiation buffer, a price range is used.

The Seller is always in control of the decision to sell. In most cases, the price achieved by this method exceeds Private Sale expectations.

Sale by Tender

Sale by Tender invites Buyers to put in an offer for your property in the form of a written contract, before a specific date. This method is normally accompanied by a high profile marketing plan to attract maximum attention to the property.

The difference in Sale by Tender is that nobody else knows what anyone else is offering.
